Ground Breaking Project

Last week we broke ground on a project to deliver 14 new build apartments for people at risk of homelessness in Rochdale. This is a truly co-produced project and would not have been possible without the hard work and drive from colleagues at Rochdale Borough Council (RBC) and local charity Stepping Stone Projects (SSP).


These homes are being constructed using off-site modern methods of construction (MMC) and when complete will offer:


  • Operationally carbon net zero social housing

  • 3 units designed to accommodate wheelchair users

  • Integrated office and welfare systems for the residents

  • Triple glazing and highly insulated construction

  • Repurposed wasteland into social housing for decades into the future


This project is receiving over £1M in grant funding from the Rough Sleepers Accommodation Programme (RSAP), the benefits of which will transfer to SSP once the project is handed over.


Our role in this project has covered an extensive remit, taking the project from concept to where we are today, and ensuring eventual completion and handover.


The scope of our work has included: feasibility studies, financial modelling, managing the planning and design process, identifying supply chain partners and working with them throughout the development process, raising debt and grant funding, project delivery and cost management, reporting to our partners and a thousand other tasks that a project of this nature demands!


We are not a private developer or landlord and have instead used our experience and ideas which are typically found in the private sector to have an impact in the homelessness space. As a social enterprise, we do not put a profit margin on the build but instead include fees into the project, just like the other professional partners such as architects, project managers, quantity surveyors etc.
